Each distribution centre was a purpose built industrial unit which incorporated dock levellers, high bay racking, mechanical handling and all the support functions to supply a national retailer.
Whilst the Worksop site had the benefit of sand and firm ground, the Newport site consisted of 78 acres of improved marshland overlying 6m of peat, all below sea level.
The drainage required a major pumping station and attenuation pond, before discharging into ecologically sensitive ditches which are an "SSSI". The whole site used 9000 driven piles to support the building foundations and floor slabs, lowered service yards and even some deeper manholes.
